The 412 is a new, for-sale duplex on an urban infill lot in Pittsburgh, Pa., where “412”—the city’s primary area code—has become a popular moniker. Like the city’s bridges along its three rivers, The 412 connects livability, buildability, and attainability by taking recent extensive consumer lifestyle research—the 2022 version of the America at Home Study—and applying it to a home built almost entirely in a factory setting to significantly reduce materials and waste, cycle time, and labor costs. The three-level homes, set side-by-side with a shared wall, target “Full Throttle” buyers who are 57-64 years of age, very active, still working, and not looking to wind down.
